WHY SHOULD I HIRE A LICENSED HOME INSPECTOR?
A licensed home inspector has been vetted by the North Carolina Home Inspector Licensure Board and has the credentials to enter a private property and provide professional inspection services, resulting in a written report regarded as official in the eyes of the State of North Carolina.
DO I HAVE TO HAVE A HOME INSPECTION PRIOR TO BUYING/SELLING?
The short answer - it depends. If you are selling your real estate, you may choose to have an inspection completed to become aware of any issues you may have overlooked. If you are purchasing real estate, your lender may require both an appraisal and a home inspection.
Whether or not a home inspection is required by your lender, it is recommended that a seller or buyer purchases a home inspection service to get a better overall condition of the real estate property of interest.
WHAT IF MY PROPERTY FAILS INSPECTION?
A home inspector CANNOT fail a home inspection. This misconception has concerned many sellers and buyers alike. A home inspection completed by a licensed home inspector is not a “pass/fail” examination of a property in question. A home inspection is a professional and objective inspection of the major systems of a residential property. The intent is to provide the client with additional information to aid in an informed decision on their property of interest.
